Tribeca, Belfast

The Tribeca Belfast development, formerly known as North East Quarter and previously Royal Exchange, is a planned £500 million development based in the north east of Belfast City Centre. It is a major mixed-use regeneration scheme, with a total area of 1.5million sq ft (0.14 million m2) as of 2018. The project focus is more on residential and office space than a retail-led scheme.

Tribeca Belfast is situated within the heart of the city centre bordering the Cathedral Quarter, Castle Court and Victoria Square. Our scheme will revitalise the area with a mix of contemporary uses and public squares for the benefit of Belfast. Belfast city centre, with Tribeca Belfast as its focal point, will have a continuous, connected, world class city centre that epitomises its standing.

The proposals represent a significant investment in the area, entirely to the benefit of the listed buildings and the character of the Conservation Area in general.

Amphora Consulting are proposing a conservation led design that involves the retention and large-scale reconstruction behind the retained frontages to both North Street and Donegall Street ends.

A new building is to be constructed on a curved form to replace the badly damaged central former arcade which will see the reintroduction of small-scale retail use to the ground floor of the building along with the reintroduced connectivity between the two streets.

The upper floors will be extended further with residential uses above active ground floors and the arcade being naturally lit from above with the roof-light running through the raised internal courtyard of the residential blocks.
